Beacon’s objective is to provide outstanding customer service as well as to satisfy the needs of our owners in the ever changing field of property management. Our expertise in project analysis, market demands and budget control, combined with the ability to understand investment goals allow us to increase the value of our owners’ investments. Managing the properties as if they were our own, our team takes an active role in virtually all aspects of property and asset management.

Our management services include but are not limited to:

• Hiring and supervision of onsite personnel according to the owner approved budget
• All compensation, including benefits and workers’ compensation is paid by Beacon
• Maximize income from rent and identify ancillary income sources
• Maintain tight controls on operating costs, including contract analysis
• Full accounting of income and expenses under generally accepted accounting principles (GAAP), monthly financial reporting available in cash basis, accrual basis and modified accrual (income-cash basis, expenses-accrual basis)
• Maintain, establish and enforce effective policy for controlling delinquency
• Weekly occupancy and collection reporting
• Monthly financial reporting to owners
• Negotiation of all service contracts and supervision of contracted work
• Responsibility for all building repairs
• Implement preventative maintenance programs
• Establish and manage long-term capital improvement program
• Consistently inspect and maintain physical property
• Overseeing all aspects of resident relations
• Marketing and leasing, including lease up of new buildings

Maintenance

Quality maintenance is apparent from the moment a resident moves into a Beacon-managed community. Each new apartment must be perfectly turned, with complete attention to detail. There is a 24-hour turnaround time for work orders, unless it is necessary to call a contractor or order parts and/or equipment to complete the job. Beacon hires well trained, qualified maintenance personnel who understand the needs of our residents.
